If you get a chance to see any shows here I think it's very enjoyable all the seats are well positioned the stages are open enough to be seen from the sides and of course even from the back balcony. This site is not owned by any venue. They needed a crossing guard there. Our friends were a little uncomfortable as the seats were small.

Please be aware that… I was comfortable but in the winter it is very tight with all the extra coats and sweaters. these seats are on top of each other and tiny as hell, this theater is so old it's in need of remodeling badly I dnt even want to finish watching my show cause it's so uncomfortable, you have people sitting on top of the arm of the seat and running to sit n empty areas for comfort.

It's an old facility, and that brings many of the drawbacks that come with old Broadway theaters. Not exaggerating at all here. The layout of the lobby and entrances into the theater space do not make for the quickest and most orderly entrance. Most disconcerting was the armrest situation.
